How to compare Indian real estate with a SIP

This calculator gives NRIs and Indians abroad a like-for-like way to compare two uses of the same money: buying an Indian property with a home loan, or investing the upfront cash and an amount equal to the monthly EMI in a SIP.

What each side includes

The property side combines your expected property value at the end of the loan with the future value of any net rent you choose to invest. The SIP side invests the property cash payment as a lump sum and then invests the calculated EMI every month. This holds the modelled out-of-pocket cash flow broadly equal between the two choices.

Use realistic assumptions

  • Enter rent after allowing for vacancies, maintenance, agent fees, tax, and other property costs.
  • Set a final property value you can justify, then test lower and higher values rather than relying on one appreciation forecast.
  • Treat the SIP return as an uncertain long-term average, not a fixed or guaranteed rate.
  • Consider liquidity and concentration as well as the larger projected number: a property and a diversified fund carry different risks.

Monetary inputs and results use your selected currency. Non-INR amounts are converted through INR using the exchange rate entered, but future currency movements are not modelled. The comparison also does not assess property management from overseas, financing eligibility, repatriation rules, tax, or unentered purchase and sale costs.
